1- EAT
Be sure to have had a meal or bring a snack, sometimes if viewing several homes, this process can take a few to several hours.
2- KIDS/PETS
Try to avoid bringing younger kids, they tend to distract your attention from the house. Once you have narrowed down your viewing list, bring the kids for the second showing. Pets should be left at home. Most of the animals will not be allowed into the houses and should not be left in the car during the warm months of a year.
3- SHOES
Take your shoes off! Most homeowners will ask that all guests remove their shoes.
Hint: Wear socks and a pair of shoes that can be easily taken off and on.
4- HOUSE RULES
Remember to lock all doors and windows before leaving. If you turn the lights on then ensure that all lights are off. Try to avoid moving furniture, touching valuables, breakables and any candy left out (who knows how long it has been there).
5- OWNERS / REAL ESTATE AGENT / OTHERS
If there is other people around during your viewing remember to refrain from overly expressing your emotions. Being overly positive or negative can greatly affect the owners during offer negotiations and may trigger other buyers to make an offer. If you have any questions you should ask your Realtor when you get back into the car.
6- APPOINTMENTS
For most showings advance notice is required to make an appointment. If you are not able to make the appointment or you will be late pleases call your Realtor so that they can make a call to the homeowners and advise them of the situation.
7- OFFERS
If after viewing a home or several homes you have chosen a home to make an offer on you should ensure the you can: Afford the home, make the necessary deposit, remove all subjects in a timely manner, and close on time.
