6 Problems with Homes that are priced too high1. A high price won't support an appraisal, so buyers won't be able to obtain financing. 2. If your property lacks something that's important to many buyer -such as a garage- that must be reflected in the price. 3.Real estate sales people don't dictate price; the market does. 4. The monthly payment of an overpriced home will eliminate a large number of buyers. (Have your realtor calculate monthly payments on a mortgage for your home at current asking price) 5. The beauty and sentimental value of your home aren't factors in the price. 6. The amount of money you need to buy your new home isn't a factor in the price of your current home.
Although the above statements may be hard to swallow, they are true. The single most important factor in selling your home is an appropriate price. If you have had low interest meaning no calls or showings a price adjustment may be required. Well priced homes will usually sell within 3 weeks (dependant upon market conditions) and your first offer is usually your best one. |
